Hi Steph and Sunny, Hope your Holidays are as joyful as possible! Here are our notes/thought regarding the draft layout you sent on 12/16: 1) Nook: we need a rough estimate of what it would cost to change the windows and repair the siding. We would also have to run this by the Condo Architetural Committee. We will be looking around Bay Crossing next weekend to see how much variation in windows already exists. These two factors, cost and feasability will determine the direction of the nook. We also have some creative ideas on using the existing layout if necessary and would welcome any of yours. Regarding the coldness of the nook if the insulation is maxed out then how about a floor-based heating unit? 2) Wires: will determine best layout. Once walls and ceilings are open it is easy to run either or both. 3) Dog area: We're thining one-cabinet width dedicated to two bowls and a tray to pull out. Should the floor extend under? The "door" can be a wire mesh like on a stadard dog crate. 4) Painting--kind of implicit, whatever is altered. Not sure if the bedroom and bathroom will need painting. Obviously the flooring will change the floor/wall molding. 5) It seems that the TV will need to be on the external all so that it can be seen from the kitchen and nook (with accessory speakers in the nook and kitchen. There would be a built-in, (possibly spanning the two windows) with room for electronics. Would have been more functional on the inside wall but due to viewing from the kitchen/nook it seems necessary to place the TV on the outside wall. 6) Layout. Some of the dimensions on the recent draft are confusing. Our rough calculations places the nook-corner that limits the island further toward the back of the house by 5+ feet. If so, the enclosed layout is where we're heading. We will verify some of the dimensions when we are there next weekend. Note that we are thinking about placing the refrigerator where the range is now, with a desk/bar on the left side facing the family room.
